Smart Development

Insure smart building development that fits the site and is sensitive to the surrounding neighborhood
You may have heard of Smart Growth. Smart development is different. For example, consider any product that a company designs and manufactures for sale. It is often changed from year to year as improvements are made. That's called product development. So it is with our City. We need to develop San Carlos more than we need to grow it.

1) The design of new buildings needs to be sensitive to the surrounding neighborhoods, especially in terms of scale, height and density.

2) Redeveloped sites need to be of a higher quality architecture than what is removed. Adoption recently of the Design Guidelines for the downtown study area (Visioning San Carlos) is a step in the right direction. However, a similar application should be considered for the rest of the office/retail and commercial districts, not just the downtown.

3) New buidings need to fit the site in terms of adequate parking, setbacks, and allowance for landscaped areas.

Especially in the case of large scale projects, 'Smart Development' means inviting the community into the design process.
