Revitalizing downtown Pismo Beach

The following is a list of actions/policies to revitalize downtown Pismo Beach
1. Develop policies for guiding mixed-use projects.
  • Treatment of vacation rentals as commercial use;
  • Ranges of percentage commercial to residential uses (e.g., 35% to 75%);
  • Allow balconies in the downtown core;
  • Allow all commercial parking to be accomplished off-site, while all residential parking must be onsite;
  • Applicant must verify whether underground parking is viable;
  • The approval of a permit for a proposed mixed-use development shall require that the Planning Commission first find that the proposed residential use will not: o Significantly reduce the City's inventory of commercial property available to satisfy the commercial needs of the population envisioned in the City's General Plan; and, o Impede the continuing orderly development of City shopping and office areas with office and other commercial uses.

2. Implement a long-term parking solution in partnership with local businesses and the citizens of Pismo Beach; and,

3. Improve the health of safety of downtown, including improving unreinforced masonry buildings.
