My ability to serve as a Director

This information is provided by the candidate
My education and experience outlines some of the work I've done. What I would like to do at this time is to get into some of the specifics.
  • I know the differences between NEPA (National Environmental Policy Act) and CEQA (California Environmental Quality Act) and I understand the timelines of each process.

  • I know the difference between an EIR and an EIS, and uderstand the Scoping Process of each document.

  • I have experience in preparing Initial Studies, Environmental Assessments, Neg Decs, FONSI's (Findings of No Significant Impact) and EIR/EIS's, and the role Mitigation plays in the process

  • I have worked with Biologists, Architects, Landscape Architects, Archeologists, and Engineers in preparing the reports listed above as well as understanding their importance in the project itself.

  • I understand the importance of coordinating permit applications, not only to outside agencies such as RWQCB, USFWS, Coastal Commission, etc., But also to inside agencies such as Fire, Police, Engineering, etc.

  • I have experience in making and reading Site Plans, Subdivision Plans, and blue line or black line prints, aslo known as Blueprints. (and I am very glad that the Amonia Developer machines are a thing of the past)

  • I understand the importance of The San Luis Obispo County General Plan and the importance of adhering to it. Especially specific elements such as the Estero Area Plan and the LCP (Local Coastal Plan).

  • I understand the required elements of a General Plan which are Land Use, Housing, Open Space, Circulation, Noise, Conservation, and Safety as well as optional elements such as Parks & Rec, Siesmic Safety, Water and Wastewater, etc.

  • I know the difference between Zoning and Land Use

  • I know what is good development from the public point of view.
I know what the development means in terms of the General Plan
I know the potential politics of a proposal.
I know how to apply the laws, standards, and policies in a positive way
I know to analyze zone changes, subdivisions, and complex projects by applying the ordinances, codes, checklists, design principals, and local objectives.

  • I have the ability to make recomendations that are supported by the facts and developed with enough attention to precedents and existing policies that influence decision making.

  • I have the intelligence to handle the complexities of the process, a mind open to new ideas, a tolerance for change, and vision for future prospects of the community.

  • I also aknowledge the need for Public Involvement.
